Job Description
The ideal candidate will be able to effectively utilize company resources to manage all aspects (Planning, Field Ops, Financial, and Client) of active Residential projects to meet company goals for Quality, Timeliness, Budget and Customer Experience.
Key Responsibilities:
Client Relations:
- Communicate project status on a regular and consistent timeframe
- Ensure routine project updates with entries and photos for clients
- Coordinate and attend office and site meetings with clients
- Send follow up correspondence after all meetings and job walks
- Collect and resolve all customer concerns in a timely manner
- Provide product analysis and research to clients
- Coordinate client approval of all change orders prior to issuance
- Confirm that we are delivering the value promised to our clients
- Keep owner updated on status of budget vs. actual project costs
- Coordinate and resolve all Warranty Service issues
Project Planning:
- Attend initial Site consultation meetings with Sales rep and prospects and prepare preliminary
- Description of Work and cost assessment.
- Manage design process and oversee development of all scopes of work and preliminary cost estimates
- Set and maintain schedule for design development through permit issuance
- Attend Architectural Design meetings and provide feedback
- Attend and participate in meetings to gather Specification insight from owners
- Solicit and qualify consultant agreements
- Prepare and/or conduct calculations for utility design (Load Calcs)
- Analyze Plans and Consultant exhibits to verify constructability/cross check
- Coordinate consultants to align work with others and the plans
- Work with clients to identify and document specifications for inclusion in scopes of work and PSA cost estimates
- Investigate issues and solutions related to the site, utilities and future construction
- Coordinate all activities of the Pre-Construction Workflow process for new projects
- Establish and communicate specification selection cut off dates
Estimating/Budgeting:
- Research product information for educating the client for decision making
- Create Scope of work and Specification documents
- Submit Request for Pricing (sending bids out)
- Track & Qualify Bids
- Assemble line-item budget
- Coordination of Client/Designer Meetings
- Coordination of Client/Trade partner (supplier) meetings
Purchasing/Contracting:
- Meet with clients to align on specifications, scope of work, and costs
- Update/revise Scope of Work documents and Specifications to align with Client’s final approvals
- Solicit and qualify pricing from Trade Partners for subcontracts and Change Orders
- Facilitate/oversee the development, approval and issuance of Work Orders and Change Orders
Field Operations Support:
- Administer the Plan Review and Permit Issuance process's
- Research, assimilate and distribute of Product information (cut sheets, diagrams) to Field Team and Vendors
- Distribute and discuss all Work Orders and Change Orders with field operations team
- Maintain Project Issues Tracking Log (Internal) for timely resolutions
- Provide scheduling support to Field via meetings, email and phone (as needed)
- Ensure projects are up-to-date and accurate with documents, vendors, daily logs, schedules and any other resource needed by field and trade personnel
- Attend Job Readiness meetings with subcontractors/trades (as needed)
- Create Agenda's, coordinate and attend Client Site meetings and own/manage any related follow-up actions (track to completion)
- Attend key milestone completion reviews (Framing, Electrical, Plumbing, Drywall, etc.)
- Review/Approve project invoices for compliance with contract amounts
